The Partnership for Housing Affordability (PHA) administers the Henrico Affordable Housing Trust Fund to expand opportunities for first-time homebuyers in the county.

Several new developments, totaling 75 units in Henrico County, offer newly constructed homes, modern amenities, access to thriving communities and affordable prices through this program.

New developments include:

• Discovery Ridge (Tuckahoe)
  5 modern townhomes by Mungo Homes are now complete and available for purchase at $318,000.
  Located near Short Pump’s amenities and zoned for top-rated Godwin High School, these three-story units offer nearly 2,000 sq. ft. of living space with three bedrooms, a bonus room, 2.5 baths, and an attached garage.
• Parkside Townes (Varina)
  25 low-maintenance townhomes under construction by HHHunt, priced at just $205,000 through partnership with the Maggie Walker Community Land Trust and available August 2025.
  Situated on Whiteside Road, Parkside Townes is a mixed-income community that combines affordability with quality design. It is next door to the Chickahominy YMCA and across the street from the new Taylor Farm Park.
• Quioccasin Road Townhouses (Tuckahoe)
  20 units slated for completion in March 2026 at $350,000.
  This community, now underway by Center Creek Homes, will feature 4 bedroom townhomes within walking distance of Pemberton Elementary and Quioccasin Middle. Homes will feature granite countertops, stainless steel appliances, Energy Star windows, and Luxury Vinyl Plank wood-look flooring with carpet in bedrooms.
• The Crossings at Mulberry (Fairfield)
  25 townhomes with attached single-car garages available May 2025 at $255,000 by StyleCraft Homes.
  The grand 165-home mixed-income subdivision features a dog park, walking trails, and a pavilion within the community. The 3 bedroom layout features open living spaces, a second-floor loft, and an Owner’s Suite with a private bath.
